Sora at the Glade Towns

Sora at the Glade is a new pre-construction townhome development by Fusion Homes located at Hagan Ave and Grange Rd in Guelph. This development is an opportunity to buy a high quality family townhome in the East End of Guelph, a wonderful community within the quaint and historic City of Guelph. The City of Guelph is a small but growing town of over one hundred thousand residents just west of the General Toronto Area but within the Greater Golden Horseshoe region, Ontario’s economic powerhouse. Guelph’s East End is truly an excellent location as it is close to downtown Guelph and the University of Guelph while remaining secluded enough from these areas in a manner that is conducive to a family friendly environment.

As planned, the new pre-construction townhome development of Sora at the Glade includes three sections of “Urban Towns” along a short winding street that culminates in a visitor parking lot. This parking lot will include a bike rack and a pedestrian connection to an existing trail that runs along Hadati Creek within a pre-existing natural area. The main style of townhome within the development is the “Sundance”, a well planned townhome with up-to-date flourishes, three bedrooms, two and a half bathrooms and a one-car garage.

The East End of Guelph a relaxed and pleasant area that is home to the Neighbourhoods of Brant, Two Rivers and Grange Hill East. It’s within Grange Hill East that you will find the new pre-construction townhome development of Sora at the Glade. Grange Hill East is a quaint locale defined by its winding streets and natural features. Within this family friendly area can be found many parks of varying sizes including Palermo Park, Peter Misersky Park, O’Connor Lane Park, Summit Ridge Park and Lee Street Park. Exercise or walk a dog to your heart’s content in these local gems.

The new pre-construction townhome development of Sora at the Glade is just off Grange Rd. and particularly close to William C Winegard Public School, a highly rated elementary school, and the aforementioned Lee Street Park which is conveniently located right beside William Winegard. Just around the corner is the East Side Branch of the Guelph Public Library. Other highly rated schools can be found within Grange Hill East itself and the wider East End of Guelph.

Location & Neighbourhood

Guelph is a famous town within Ontario thanks to its history. Central Guelph’s layout was the vision of a 19th Century developer named John Galt and Guelph is notable for its many buildings that date back to this period. Thanks to this long history, Guelph’s calendar is full of longstanding events and showcases of local arts and culture. Residents of Sora at the Glade can be comforted that they aren’t buying into just another sprawling and anonymous part of the GTA, but rather Guelph and its East End where community and stability can be found.

Just outside of Grange Hill East in the East End is Pollinator Park, a large and beloved local institution that is home to copious outdoor athletic facilities. Within the wider East End, just on the other side of Eramosa Rd heading into downtown, you can find Guelph General Hospital. This means that parents of young children can rest assured that this is the section of Guelph with best access to the main local hospital. St. Joseph’s Health Centre Guelph is just on the other side of the Speed River in central Guelph.

On the whole, high quality services and amenities tend to be concentrated in Guelph’s northern section which contains the East End of Guelph and the new pre-construction townhome development of Sora at the Glade. If that weren’t enough, Sora at the Glade is also well located with regards to the University of Guelph, Guelph’s second biggest employer after autoparts manufacturer Linamar.

Just a ten minute drive away down Victoria Park Rd, the University of Guelph is a thriving and cherished local institution famous for its tight knit community, excellent undergrad experience and high quality research in agriculture, development and animal life. These “rural” concentrations of study are due to Guelph’s history as a farming town and its location within Wellington County, some of Ontario’s best agricultural land.

Thanks to its proximity to the University of Guelph, Sora at the Glade is a great option for an employee of that institution like a professor buying their first local home. On the other hand, Sora at the Glade’s favourable overall location makes it a possible investment for an investor looking for a stable part of this growing town to buy into. Guelph is also home to Conestoga College, a highly rated educational institution that can be found east of Toronto in southern Ontario.

Guelph is effectively split into north and south sections by Stone Rd. The central and northern section of Guelph are more historic but southern Guelph contains more new development. Unlike south Guelph, however, the East End is not cut off from the city center by a large sprawling suburban section like that which can be found along Stone Rd. This is where much of Guelph’s big box shopping can be found including Stone Road Mall, a Walmart Supercentre, Canadian Tire, Best Buy, Farm Boy, Metro and other options. There is also a large industrial and office park employment zone at Laird Rd, and Hanlon Pkwy, this is where a large chunk of Guelph’s employment can be found.
